I always understand: One in a motel, down in Birmingham...yeahh , but that didn´t feel like Love...
But I think a load-out is not a synonyme for motel...and in motels other things could happen than at a load-out...

John, a load-out is when musical gear is ´loaded out´ of a venue post-performance. In the case of Paul (and presumably in this lyric´s context, Art) there´s a large and able-bodied crew handling the task, and the amount of equipment is pretty great.
